Terms and conditions

The woodland cabin is operated by Maurice Mandry Ltd at Ottershaw Christmas Tree Farm.

1. Please arrive 10 minutes before your allocated slot.
2. Please allow 30 minutes for the whole experience, including information gathering before meeting Father Christmas.
3. All children must be accompanied and supervised by a responsible adult at all times.
4. The cabin is operated and managed by Maurice Mandry Ltd at Ottershaw Christmas Tree Farm, from 27 November 2026 to 18 December 2026, at specified times only. Times are subject to change.
5. We reserve the right to change or cancel the grotto without notice due to unforeseen circumstances such as extreme weather, illness, or safety concerns.
6. Due to high demand at peak times bookings are non-refundable.
7. A weekday Father Christmas visit may be subject to availability, depending on demand. Weekends are pre-bookable in advance, and we will accommodate walk-ins where we can.
8. We reserve the right to limit entry during peak times or close the queue early to avoid disappointment. You may return on another day in this case.
9. Any abusive, inappropriate, or disruptive behaviour may result in removal from the site.
10. A small gift or treat may be given to each child. We cannot guarantee allergy-free items, so please check before opening. Gifts are provided at our discretion and are non-exchangeable.
11. Attendees participate at their own risk. Maurice Mandry Ltd accepts no liability for loss, damage, or injury during the visit.
